County sells foreclosed Fredonia lot for well below appraised value

A Fredonia lot that had been foreclosed on for back taxes after the owner died was sold by Ozaukee County last week for $33,700, well below the appraised value of $45,000.

The property at 235 Manor Dr. was in arrears for $6,703 an amount that had grown to $28,327 because of interest, penalties and fees.

The assessed value of the quarter-acre lot is $48,000, according to county records.

A sealed bid from Bill Steinke for the sale amount was accepted on Nov. 20 by the county Finance Committee and approved by the Ozaukee County Board last week.

Steinke’s was the only bid.

The county previously listed the property but required bids be equal to or greater than the appraised value. No bids were received.

The second listing allowed bids to come in under that price. 

A house that stood on the property was razed by the Village of Fredonia because it was in disrepair, county Treasurer Joshua Morrison told Finance Committee members.
