A site plan and conditional use permit have been approved for a Grafton housing development that will be located at the site of Señor Luna restaurant.

The plan and permit for the 18 unit, three building development was approved by the Plan Commission during a Nov. 23 meeting.

Construction on the development is expected to begin in early 2022 and be completed in 12 months.

Each of the 1,900-square-foot units will have two bedrooms, two-and-a-half bathrooms, a flex space and an attached one-car garage.

Plan Commission members and village trustees have expressed enthusiasm for the project that will turn a vacant parking lot and the Señor Luna building into new housing buildings along one of the village’s “gateways.”

Village President Jim Brunnquell said the new buildings will be one of the first things people driving into the village from Cedarburg will see, and that he is eager to complete another “gateway project.”

“I think this could be a great opportunity to really impress people with what the village has been doing over the last 20 years,” he said.

Developer Aaron Matter of Matter X LLC first proposed the development only have 16 units during an Oct. 26 Plan Commission meeting but Plan Commission members offered to vacate a right of way to allow space for two additional units.

In addition to approving the 18-unit site plan and conditional use permit, the Plan Commission also recommended the Village Board vacate 3,238 square feet of public right-of way at the southeast corner of Wisconsin Avenue and Chateau Drive and add it to the development parcel.

The Village Board will consider action on the recommendation during its Dec. 6 meeting.

The Architectural Review Board will also review plans for the project during its Dec. 8 meeting to ensure building designs comply with village standards.
