Developer anticipates CDA’s building aesthetics, landscaping concerns 

It is not uncommon for the Village of Saukville Community Development Authority to have to chide a developer into upgrading the appearance of a proposed business building.

That was not the case last week, when Robert Bach presented building and landscaping plans for a development on Technology Way.

Bach told the CDA he hopes to erect a 6,000-square-foot office/warehouse building on the site, along with eight mini-storage buildings totaling 30,480 square feet. Those storage buildings would range in size from 2,400 to 4,800 square feet, and offer 147 storage units.

The office building with a 1,500-square-foot mezzanine will house Bach’s construction and real estate company, P2 Development, and provide storage for supplies and equipment that are currently kept in a barn on Cedar Sauk Road in the Town of Saukville.

Because Bach said the company’s office will be nearby, the rental storage units will be closely watched.

“This is much different than most of the other storage facilities throughout Saukville, where there is no onsite management,” he wrote in a project report.

The building site is east of a building Bach erected in the business park in 2008.

“We own a lot of real estate in Ozaukee County and take real pride in ownership,” Bach told CDA members as he detailed how the precast walls he intends to use on the main building will match accent brickwork.

“This area doesn’t really lend itself to metal siding. We are going to make it look cohesive. It will look real nice from the street,” Bach promised.

“We are proposing that the south wall of the building along Technology Way, and the east and west walls be brick and be of similar colors to our office/warehouse building to the west. All of the storage buildings will have the east and west end walls done in the same brick.”

The technical aspects of the plan were reviewed by the village’s engineer firm, Ruekert & Mielke.

Village President Barb Dickmann, who chairs the CDA, said the village appreciated the developer’s awareness of the local design standards and addressing areas of concern before they were even raised by village officials.

“We thank you for expanding in Saukville,” Dickmann added.

The village did its part in returning the cooperative attitude, by having member Ed Paradowski attend the meeting via teleconference from Madison so that there would be a quorum.

“We didn’t want to hold up a building project because we couldn’t get a quorum,” Village Administrator Dawn Wagner said.

With the approval in hand, Bach said he hoped to start construction “in the next couple of weeks.” The storage units are expected to be ready by spring.

The CDA also approved some facade changes for the Well No. 6 building, which is also being built in the industrial park.
