Village CDA reduces price for industrial lot after ‘fully improved’ site turns out not to have water service

Village of Saukville officials pride themselves on being willing to work with the business community.

There may be no better example of that collaborative attitude than the recent land sale approved, and then revised, by the village’s Community Development Authority.

The CDA had previously approved plans by Aisle Logic to purchase a parcel in the industrial park at 591 N. Dekora Woods Blvd. The company intends to build a 24,376-square-foot storage building on the site.

The original selling price of the land was $57,000, but company officials later learned that village water service did not extend to the property.

With that in mind, the CDA offered to reduce the selling price by $10,000.

David Schmidt, president of Aisle Logic, countered that the price should be reduced by the $13,000 it will cost to bring water to the site.

“I believed I was purchasing a fully improved lot. I am requesting the full $13,000 that will be required to get the water main to the property line,” Schmidt said in a letter to the village.

Following a closed session last week, the CDA accepted the counter-offer and approved reducing the price for the land to $44,000.

After the sale was approved, Schmidt told the committee the site plans for the building project had been modified to eliminate future tenant parking and building access originally proposed, since the company now envisions needing the entire building for the foreseeable future.

Knowing the village’s fondness for green space, Schmidt then asked a somewhat superfluous question.

“Do I need any additional approvals if we want to do more landscaping than the plan calls for? I plan to do more,” he said.

Village Administrator Dawn Wagner said the CDA approval set the minimum amount of landscaping the village requires, but the company is welcome to further enhance the property.

With the green light from the CDA, Schmidt said he hopes construction can begin “as soon as possible.”

The estimated value of the building was placed at $1.7 million.
