Rezoning paves way for St. Paul Church to expand its senior residential facility

St. Paul Lutheran Church’s plans to expand its senior residential facility received a thumbs-up from the Village of Grafton on Monday.

The Village Board approved a rezoning ordinance that paves the way for the congregation to add 12 residential units to the Providence Place, a 40-unit facility at 815 Washington St.

The existing building, which has 87,586 square feet, was constructed in 2009 adjacent to the church and parish school. The 25,305-square-foot addition will include 12 two-bedroom units on two floors.

The expansion will also include 15 underground parking stalls, five additional surface parking spaces and a new stairwell on the south end of the building.

To accommodate the addition, a public bike and pedestrian path will be rerouted around the building’s south end and extend to Washington Street on the west side.

The Plan Commission recommended approving an amendment to the planned-unit development zoning for Providence Place. The addition was identified in 2009 project plans.

When the Providence Place opened in 2010, officials touted it as a state-of-the-art facility with geothermal heating and cooling systems. Among the facility’s interior amenities are a chapel, beauty salon and barbershop, notary and office spaces, exercise room, library, craft room and two lounges with gas fireplaces.

The building currently has 24 two-bedroom units, each with 1,025 square feet, and 16 one-bedroom units, each with 875 square feet.

St. Paul officials said the expansion comes in response to a growing demand for senior housing among parishioners and other local residents. The addition is expected to take nine months to complete.

Providence Place offers independent living units for adults ages 55 and older. Church membership is not required.
